Andre Construction was contracted to design and build a new ventilation system for a critical industrial building.
Over time, excess heat from the plant had a detrimental effect on the industrial building’s staff and equipment. Andre Construction’s new ventilation system was necessary to alleviate the buildup of heat. As the general contractor for this project, we oversaw all aspects of planning and work.

Work included project design, financial planning and senior-level project management, cutting and patching the walls in an operating facility, and reinforcing floors, walls, and roof openings for new ductwork fans and electrical services.
The Challenges
The project posed several challenges, including:
-
Budgeting, as the initial price exceeded the owner’s budget.
-
Large scale capital investments required significant planning and Senior Project Manager oversight.
-
Change orders complicated project costs and timelines.
-
Replacement of electrical and HVAC systems was highly complex.
-
Disentanglement of services was necessary for multiple buildings on the site.
-
The plant needed to remain operational during work.
The Solutions
Operating in a critical industrial environment requires meticulous planning, communication, and extensive experience. To ensure seamless operations and safety, Andre Construction worked closely with other contractors, engineers, and the client from start to finish.
This project needed senior project management oversight from the outset. Encountering early challenges with budget, we partnered with our client and our engineers to simplify the HVAC control system to bring the cost within the client’s budget. Multiple change orders throughout the design and construction process radically impacted scheduling and continued to affect project finances. Our team secured complete cooperation from the owner, LCI Engineering and Black and McDonald to achieve top-quality results despite increased costs and changing timelines.
Careful coordination was also required to handle interference issues with existing facilities and systems. To minimize disruptions and preserve project timelines, we maintained constant communication with the client while ensuring access to the work area, setting up scaffolding, and completing the cutting and coring for mechanical and electrical contractors. Our project manager consistently tracked progress and identified potential issues while expertly managing expectations.
The project was completed successfully, resulting in a major upgrade to the plant. Our exacting execution in such a complex setting highlights Andre Construction’s dedication to outstanding work and upholding the highest standards of safety.
