Design Build HVAC System Replacement

Project Overview

Andre Construction was contracted to replace the HVAC system at a power generating station, under a design-build contract. The work took place in the station’s admin area and mechanical room as part of life-extending refurbishments across the site.

The project involved the removal and replacement of the G1–G3 drainage and dewatering systems, including the installation of new pumps and supports.

As lead contractor, Andre Construction was responsible for site safety, cutting and patching for mechanical and electrical components, and removal and replacement of a roof deck. The team oversaw subcontractors performing the mechanical and electrical replacement work. All work was carried out while the station remained operational. 

Challenges

  • Work was ongoing during the COVID-19 pandemic. Heightened restrictions and requirements for protection limited onsite resources and slowed completion of work.   

  • Additional grounding requirements were identified during the design phase, which expanded the project scope and budget. 

  • The new HVAC system required more VAVs (variable air volume) boxes than originally anticipated, which added to the cost and the complexity of the project.  

  • The admin area and mechanical room had to stay operational throughout the project. 

Solutions

To reduce delays related to increased COVID-19 protection requirements, Andre Construction implemented new guidelines and protocols to keep employees safe and able to work. With updated protocols the team maintained a consistent schedule and adhered to project timelines.

When new grounding and VAV requirements were discovered, the team adjusted the work plan and schedule to accommodate the additions without major extensions to the original timeline. 

The Results

Despite the challenges posed by COVID-19, the HVAC system replacement was completed in March 2021, just two months beyond the original schedule. 

The new HVAC system delivers enhanced output and air flow to the station’s admin area and control room, with controls in each office to allow for customization. 

The project was completed without any safety incidents and met all quality and workmanship expectations.

Lessons Learned

This project underscored the importance of early owner input on design builds. Having complete, accurate information from the outset of a project reduces unnecessary costs and downstream delays.
